What kind of home loan will work best for me? That's not an easy question to answer, but here are two of the most common types of home loan, home mortgage and refinancing:

Fixed rate mortgage: Usually 30 year fixed mortgages are just that, fixed. You make the same payment for the life of the loan (30 years). The interest rate never changes and your monthly mortgage payment is always the same. No surprises, low risk, makes sense for people who won't refinance their home mortgages or move very often. Even though you might refinance in ten years or so (maybe pull a little cash out for a child's college education), you're probably not going to move.

Adjustable rate mortgage: Again, the name says it all, adjustable. If you go with a 1,3,5 or 7-year ARM (Adjustable Rate Mortgage), there are some inherit risks. At the end of the initial term (1,3,5 or 7 years) you could get hit with a whopper mortgage payment every month. Especially now, when fixed rates are so low, interest rates are likely to go up.  That puts your low ARM payment at substantial risk over the long term. Refinancing to an ARM is more risk that most people want associated with their home loan. However, if you only expect to own a property for less than the adjustable term (1,3,5 or 7 years), you could save a bundle.
